IMPORTANT- Please read carefully
Please don't come just to view the house unless you are serious about renting it. I would be really grateful for this because I have had my time wasted several times by people who either 1. can't afford the rent 2. don't have a deposit 3. can't move in for several weeks. Every time I have to drive through to show people around who aren't serious about wanting a house it costs me time and money.
If you are serious about renting this house you will a) be prepared to pay a deposit to secure it so that I will stop advertising it to others b) come prepared with the names of two referees c) Be in a position to move in and pay rent within 14 days. I can't hold a property for you for weeks and weeks.
You must take up the keys and tenancy within 14 days of paying your deposit. Whenever you physically move your furniture in is up to you, of course.
Sorry to be so precise but I'm fed up of time wasters so I want to cut down on them.
PLEASE NOTE:The kitchen looks onto flats at the back as well as having a lovely view of East Lomond hill. It has a view from the lounge of a quiet green and trees. If you don't want to live near a block of flats please don't come and view it. Or, maybe wander about Waverley Drive first before making an appointment, to see if you like the area.
The house: It has an open-plan kitchen/diner with access to the back garden, and it also has a door which leads to the lounge which is at the front of the property. There is space under the stairs for a wee desk or just lots of storage, there are two decent sized bedrooms with built-in wardrobes and one very small bedroom/boxroom, suitable for a child or as an office or laundry room for example. The house is unfurnished but has carpets or tiled floors and one set of curtains and one blind, also 2 lampshades. The house is therefore most suited to somebody who already has their own stuff that they want to bring and make the place a real home of their own for hopefully an extended period of time. Not that you would be tied to it - the initial tenancy agreement is for 6 months.

What I'm looking for in a tenant.
1. Somebody who wants to settle. Please don't apply if you only want a place for a few months. It's way too much hassle.
2. Somebody who will pay rent reliably...not late...I have a mortgage to pay on the property. A good relationship with my tenants is very important to me. Please don't apply if you are aggressive, argumentative, difficult to get along with, or will likely be late in paying rent.
3. Somebody who will look after the property -keep it clean, maintain the garden in reasonable condition etc...
4. Somebody who will respect me as the landlady and ask permission to decorate/make changes etc
If you are fair with me you'll find I'm more than fair with you. I have enjoyed a good relationship with my last tenant for seven years. I am prompt at taking care of issues and stick to legal guidelines re: gas safety/electrical safety etc.
