Room in a Shared House, Ambergate Street, SE17

I am leaving my lovely and sunny Kennington flat after two years, and I am looking for a someone to take over my room.

My double room is in a ground floor garden flat on a quiet residential street just behind Kennington tube.

The room is fully furnished with a king size bed, bedside table and a built in wardrobe.  The window looks onto the patio garden at the back, so it is nice and quiet.  There is a fully furnished modern kitchen with dishwasher, microwave, hob and oven, a spacious lounge and separate dining/office space with patio doors onto the garden.  The bathroom has a bath and overhead shower.  The flat was redecorated a couple of years ago so is in good condition.

There is a sunny patio at the back with a table and chairs - and a small shed for storage.

The location is amazing as it's walking distance from London Bridge and Waterloo and feels very safe at night.  As well as the tube there are a lot of bus routes nearby too.  Shopping wise, there is  a Tesco Express across the road, and a large Tesco and Morrisons roughly 15 mins' walk away.

You will be living with Adam. Adam is British, in his mid-late thirties and works with startups. He is a lovely guy who loves gardening ( we have a small patio), climbing, cycling, dancing, computer science, Kung Fu and going out for a drink. He is friendly and laid back.  Our ideal tenant will be easy going and tidy!

Our landlord is a private landlord, who lives just outside London.  She is very responsive and helpful.  There are no agency fees.

Please note:
Rent is £866.67 per month for single use and £900 for couples
Deposit is 6 weeks’ rent
Bills are roughly £100 per month per person.
No agency fees
Contract: 1 year, with a 6-month break clause.

The room will be available from the end of May - but we are flexible with the moving date.
