So the property is a 3 bedroom property, your flatmate(/the landlord) lives in one room, there is a lodger in the green room (female 19) and the third room is currently empty for another lodger whether Mon-fri or full time.

ROOM TO RENT
The white room (room to rent) has a lovely view of various gardens. There is also sink in this room which the lodger/you can use exclusively to get up, etc.
In the old brochure pics it is a nursery but this is no longer the case -it has a single bed which converts to a double (no overnight guests please).

General Points:  

- Some of the photographs are from the property brochure (previous owners’ furniture) so some of the decor has changed but not much. (Living room, white room, end of kitchen =main decor that's changed).

- 100Mbps super-speed Virgin broadband available.

 - Dedicated TV and social room (white room). This is separate from the large kitchen (which also has a living area and sofa plus dining table and chairs).

 - Large smart TV with Virgin Player TV bundle (extra channels, the ability to record programs in advance, rewind, etc).

- All the essentials you may need are already here and they are all brand new appliances e.g, fridge-freezer, retro microwave, kettle and toaster set, hoover/all cleaning equipment, lawnmower, oven, hob, washing/drying machine, all kitchen equipment, etc, lawnmower, iron and ironing board, etc, etc. No need for you to spend money on anything extra as you might need to in some places.

 - Plus many more non-essentials e. g. dishwasher, BBQ’s, deck chairs, garden table and chairs, loads of non-essential kitchen equipment, etc.

- Garden: A mature (fully grown), very private, beautiful garden. Looked at literally thousands in London before finding one this nice and private! If you like nature, greenery, British wildlife, squirrels, birds, occasional foxes, etc, (gardening) or just privacy and fresh air then this is the place to be!  - Bathroom: 1 semi-shared bathroom however you will have your own sink in a separate room/the white room for getting ready in the morning/shaving, etc, so only the toilet and shower is shared.

- Kitchen: Rustic but modern kitchen with large bi-folding doors which open up to a sea of greenery and balcony (which leads down to the garden).

-Note about what used to be the room: The flatmate/landlord is currently freelance and so the living room is her office & private space. There is a living room space in the kitchen (sofa etc).

Please note that, regardles of whether this room is free, there are several:
1) the kitchen,
2) the alternative living room area at the end of the kitchen ( large sofa here, table/chairs, bar area/stools, etc)
 3) the garden and
  4) the balcony.There are therefore plenty of social spaces and more than usual.

 - Period property with period features (coving, high ceilings, bay window, French door, etc) as well as modern features.  - Quality furniture and stylish, unique, furnishings.

- All safety checks done, new equipment: new fuse box, new boiler, etc. All the checks done e.g. gas safety, electrical installation report perfect, etc. All fire, carbon monoxide and safety regulations adhered to. You will be provided with all of the up-to-date certificates.

- Free parking in the area for permit holders (easy to get). There are regularly lots of free parking spaces nearby/it’s not hard to find parking spaces.

Looking for -re the lodger:

- Any gender, age, sexuality, religion, etc, is fine. - Looking for a Monday-Friday lodger (£650 plus bills) or a full time lodger (£725 plus bills).

-The room has been valued at £900-950/month excluding bills and the lowered asking price is to accomodate the flatmate's/landlord's following, few preferences (& to encourage the room to rent quickly):

- You must be a complete non smoker however (including vapes. Smoking outside is not a solution as the smell is brought inside on breath and clothes)!

 - Looking for someone happy not to have partners to stay. (Fine on rare, pre-agreed occasions). Also someone who would like to keep a generally relaxing, non-noisy atmosphere in the house and so keep most of their/your social life outside the house (of course fine to have people over occasionally). Having said this the flatmate/landlord is open to a wide range of personalities and also happy to live with a party animal as long as the parties are mainly in the millions of other places in London. (Obviously the occasional party in the house is fun but not too much as the landlord/flatmate often works in the evenings from home -this may change when she gets a full time job in the New year).  

 - Likewise please don’t apply if you are noisy (e.g. play the electric guitar, loud music, etc).  

- Would like a flatmate who doesn’t mind, (or likes/loves), animals as the flatmate/landlord currently has two rabbits in a cage the kitchen. These will go into the garden when it is warmer or may go back to parents/not be in London.

 - English (despite the Russian name), 35 years old, non-smoker, easy-going/gets on well with everyone, quiet/considerate.

 -Currently freelance so working from home some of the time (a range of things -writing, online coaching & event filming & photography -looking for a full time role, probably in TV Journalism).

Public Transport:

• Nearest overgrounds -5 stations to choose from & so on a variety of lines (zones 2 and 3):
West Dulwich (10 minute walk),
West Norwood (10 minute walk),
Sydenham Hill,
 Tulse Hill,
Gypsy Hill (10 minute walk).
=All are a 12-20 minute walk away or 5+ mins if you cycle, scooter or drive.

 • Nearest Tube: Brixton which the end of the Victoria/blue line in South London. (The 3 bus -a door-to-door connection with about 30 seconds walk or less from the tube to the bus and the bus to the house).

• Buses: The 3 bus goes from just outside Brixton station to Church Approach (stop) which is less than a minute's walk from the house. (The bus is not on the same road and there is next to no traffic or air pollution on Clive Road/the road the house is on).The bus takes 20 mins to Brixton in the day, 11 minutes at night. The bus goes all night.

 There are also various other buses (day and night buses) within a few minutes walk of the house so the house is very well catered to by public transport.

• Driving/Parking:- Free resident parking, lots of parking spaces.- Zipcar.co.uk/flex is also now in Lambeth - this is Zipcar's drive and drop service 'Flex' which allows members to spontaneously jump into a car and drive to their destination one-way, ending their trip by dropping the car off in any of the thousands of approved parkingbays in the capital.

- Uber (taxi service) is also everywhere & readily available in the area, as are local taxi services.
