Now...the flat: 

Fantastic new-'ish' build, 2 double bedroom flat right off Stoke Newington Church Street. Great location as it's 2 mins walk to lovely independent shops and 8 minute walk to an intimate Whole Foods Market, on Church street, 3 minutes to Clissold Park, great schools & excellent transport links to central London and the city. Lovely community with organic market, fantastic independent restaurants and very good/excellent GP Surgery 1 minute walk away (rare to find these days). Clissold Leisure Centre is just behind the flat and has great swimming facilities, gym and very good Pilates and Yoga Instructors. The local secondary school is also very good (my daughter went there) & just next door. Under 10 minutes walk to Canonbury, Dalston, Newington Green. Short distance to Old Street, Highbury and Islington, Manor House.

Very light & airy flat as it gets both morning and evening sun. There are no other flats butting up to this flat, so no noisy neighbours to contend with. Being a top floor flat, there is no one above either, just below & they are very quiet. Being on the 4th floor, it' very warm and very private. There are only two flats on the top floor of this small block with a hallway between them. Neighbours are lovely and have lived there for 15 years at least. It's a modern contemporary design. There is a Roof terrace looking over the London skyline and local church steeple. Very quiet block with the majority owner occupiers.

The down side...or maybe upside if you want to keep fit...it's on the 4th floor without a lift. I loved this as it kept me fit but it's not suitable to small children I'm afraid or for people who struggle with stairs. Very sorry!! 

There is a bike shed but I need to check how much space there is.
