PLEASE READ CAREFULLY

We are renting this recently refurbished beautiful Victorian 2 floors garden flat in Angel (5 minutes walking from the tube station and 3 minutes from the picturesque canal). The house is big and luminous, 100 sm plus private garden; it has two bedrooms and two bathrooms, both with a shower. The street is one of the quietest of the area very green and with lovely buildings and 2 churches. At the same time it is very close to all the useful shops and restaurants in Upper street and Essex Road. The market value for this flat is 3,200£ per month. We have decided to make the rent a little less given the requirements below and we are looking for two alternative options:
1. We could either rent the whole flat to a couple for 2,700£ per month or
2. rent the larger bedroom to one person only, at 1,700£ per month.

Basically from early Feb until beginning of September 2018 you will mainly have the whole house for yourself (eat-in kitchen, dining room, living room, private garden) at a very convenient price compared to the market value.

We are looking for really clean polite quiet and trustworthy people that respect the flat, the garden and the book collection. Ideally they would have to be in a full time job or show me proofs that they can afford the rent. No children, no pets, and smoking in the garden or outside the property please.

The cost per calendar month includes EVERYTHING: Gas, Electricity, Water, Internet, Council tax, cleaning lady 3 hours per week and garden cleanup once a month are INCLUDED.

Minimum stay until end of August 2018, after then two months notice. One month deposit. Reference letter from your employer is a plus.

Moving in date is February, 4, 2018.
