2 Bed Flat, Leconfield Road, N5
Overview
Bedrooms: 2 | Bathrooms: 1 |
Max Tenants: 2 | Location: London |
Description
This is a two double bedroom flat with a good-sized, private, decked, oasis garden (with bamboo, eucalyptus and other established and verdant plants) that can whisk you away from the bustle of London life, despite the location being perfect for transport to many areas of the city for work as well as the restaurants, pubs, parks and shops of Stoke Newington Church Street, Dalston, East London, Islington and Newington Green itself.
Leconfield Road is a quiet tree-lined street, yet a couple of minutes from the centre of Newington Green, a short walk from Stoke Newington, and a slightly longer one from the Highbury & Islington end of Upper Street.
Internally, both kitchen and bath/shower room are modern and stylish. The kitchen includes a dishwasher, gas hob, electric oven, with white high-gloss units and a real wood counter-top, and is semi-open plan to the living area and dining area. There is a brand new washer/dryer included in a separate utility cupboard, and the flat includes a further deep storage cupboard near the front door.
The whole flat is decorated (photos show previous decor) using paint and advice from Farrow & Ball (a smart and airy combination of light greys with striking yet tasteful feature walls), and a new high quality eco gas boiler with a long warranty (5 or 7 years, cannot recall which) was also installed a couple of years ago, so bills will be low. The decking was completely replaced very professionally 3 years ago and has been recently cleaned.
There is relatively safe on-street parking and the residents permit cost varies but for a typical car might be £102 for the whole year.
Location
Newington Green is a popular area surprisingly well-served by public transport being the hub for a number of bus routes, Canonbury overground is 5 minutes away, and both Dalston overground and Highbury & Islington tube are walkable too. There are numerous direct and safe cycle routes from here to central London.
Around the corner in Newington Green is a Tesco, dry cleaner, Post Office, bike shop, and numerous other business, including more pubs and restaurants than an area of this size really deserves!
Newington Green has of a course a green, and nearby (much larger) Clissold Park in Stoke Newington is only a few hundred yards away with tennis, a cafe, a small zoo and more.
Stoke Newington Church Street next to the park is well known for its individual shops and restaurants, and there is a gym close by. East is up and coming Dalston, while West is established and popular Islington.
