THE FLAT:

The house sits on a slope at the bottom of Craven Terrace and the top of Elms Mews behind the historic Swan Public House on Bayswater Road.

This slope means that this is a “first-floor” flat - off the ground, with no flat below. But between the flat front door and the main entrance onto Craven Terrace, there are no steps. Something the handicapped might want to note.

There is a lift from the lower-ground level and the rear courtyard, where you will have a dedicated parking space right under your bathroom window, up to the level of the flat.

The flat is accessed by a roofed external walkway. These are not universally liked, but this one serves only two flats, with ours being the second, so there is NO passing foot traffic outside your kitchen and bathroom windows.

All rooms have natural light from big windows offering distant views. All rooms are accessed off the hall. The kitchen is totally separate from the living/dining room.

ROOM BY ROOM:

 

HALL (4.2 m2) has a giant wall mirror, modern video entry phone, small broom closet and a floor of big, honey-coloured tiles. THE FLAT'S front door will soon be replaced by a new, properly insulated door with a top-grade, multi-pin locking system and spy-hole.

 

KITCHEN (8 m2). The solid beech worktops define this recently modernised kitchen. It has a bold, open, “un-fitted” style, and offers top-name brands of a ceramic electric hob, a microwave, brand new oven unit, washing machine, dishwasher, tall fridge-freezer.

There's also a fitted breakfast bench with adjustable stool of black seat and chrome legs and an extractor fan.

The giant limestone floor tiles here (something like 60X60cm) rise up the end wall, and are topped by mirror-tiles. Otherwise, dark-grey wall tiles behind worktops.

Plenty of cupboard and drawer and work-surface space. Plenty of glass, cutlery, crockery, utensils, pots and pans, etc., etc. - at least good for four people.

 

LIVING ROOM/dining area (19.2 m2) has a wall of glass facing south over the gardens and is served by pale red curtains.

The floor is of pale hardwood bamboo planking. The new sofa bed is 180cm wide and has two protective throws. A circular glass-top/chrome-leg dining table comes with four high- backed chrome/faux leather dining chairs.

There's a tall, pale rubber-wood shelf/drawer unit, rubber-wood side table, armchair, rugs, cushions, side lamps.

Also, tucked away in an alcove, a very useful solid beech computer work station/shelves on top of the phone landline socket so you don't have to clutter up the dining table when you bring work home.

 

BALCONY (4.1 m2) is off the living room, in front of the bedroom window. It has a circular table and two rattan-style coffee house chairs. Plus wall-mounted shelves for your terracotta pots of fresh herbs. Plus high wall lighting for evening sitting. And a striking tiled floor design.

 

BATHROOM (4.5 m2) has full floor and wall tiling in honey and limestone. Plus bath tub with glass shower door, heated towel rail, vanity unit under basin, mirror, drugs cabinet, floor- mats, etc. Shower water pressure is very good.

 

BEDROOM (12 m2) has an iron-framed double bed with a new (firm, 24cm-thick) quality mattress/mattress protector. Plus big fitted wardrobes, dark bamboo plank floor, stylish dressing table, bedside tables/drawers, rugs and side lamps, etc.

 

HOUSE AND GROUNDS:

Communal gardens, lawns and mature trees lie directly under your south-facing living room and bedroom/balcony. A magnolia and other flowering bushes grow under the balcony/bedroom. A big rose garden on the left.

Waterfowl and other wildlife from Hyde Park regularly visit the gardens. Squirrels prefer the acacia trees at the rear, directly under the kitchen and bathroom windows.

The large rear courtyard has a central island of trees and shrubs.

Your dedicated parking space is directly below the flat. Access is barrier-controlled onto the Bayswater Road. Estate staff are always nearby, monitoring, improving and maintaining common parts to a high standard. They are extremely security-conscious, and always willing to help.

It's a great, bustling and dynamic area to live in, with a lot going on. Lancaster Gate Tube (Central Line): three minutes. Side gates get you onto Gloucester Terrace for the Tube. Though also note the gates from the communal gardens leading to Bayswater Road and the Park. Not a shabby way to start the day.

The unspoiled Mitre Pub is across the road from the house main door. The historic Swan pub is 80 metres down Elms Mews where it meets the Bayswater Road.

To the rear, quickly find a lively and vibrant choice of general stores, newsagents, bistros, sandwich bars, ethnic restaurants, chemists, fine pubs, St Mary's Hospital (where Fleming discovered penicillin), all along Praed Street and the Paddington area.
