I bought this 2 bedroom flat in 2015 and have rented out the master bedroom with ensuite since then. My current housemate is moving out so she can live with her partner and so I'm back on the hunt to find a housemate!ABOUT ME AND MY IDEAL HOUSEMATE
I've decorated and furnished the whole flat so everything is pretty much new. The flat is centrally located, near to West Street, with super balcony views and is close to Tesco's and Sheffield's main shopping areas. There is a dishwasher, washer/dryer, large fridge/freezer, microwave, huge plasma TV and DVD player etc. Things like plates, cutlery, pots and pans are all provided and are there to be used.
My room is the smaller of the two rooms leaving the master bedroom with ensuite for rent. The room has a desk, large wardrobe and storage space, ottoman bed (masses of storage underneath), shelving and a bookcase. Rent includes wifi, tv, electric, water - everything basically.
The building is served by a concierge during the week and is extremely safe and secure. There is parking in the building. No pets and no smoking are allowed in the building.
I am a 29 year old gay guy who is outgoing and friendly. After several years working in London I decided, aged 27, to return to education and begin studying medicine. I've just started my third year and I'm looking for another likeminded student/professional to live with. I must stress, the flat is my home, and is definitely not a typical student flat. I'm a clean and tidy guy. My interests are skiing (ex seasonnaire worker), theatre and badminton. I love traveling and exploring new places - my most recent trip was Cuba which was incredible.
I'd like to find a housemate who is sociable and doesn't spend their entire time in their bedroom but equally someone who has their own life. It would be nice to have a housemate who is up for watching a new series or the odd movie here and there. I enjoy cooking in the flat and just chilling out really. I've put a lot of time and money into it and so it goes without saying that I'm looking for someone who is respectful and keeps the flat nice and tidy.
My partner often stays at the flat over the weekends and so as the flat is not huge, I am not considering renting to couples. Non smokers only. Ideally I am looking for a minimum 12 month contract.

Note to professionals: I am more than willing to consider professionals, in fact my last housemate was a full time worker. As a student, I am not liable for council tax and because of this, if a professional were to move in the flat the flat would be eligible for a 25% discount off the total flat council tax.
For example:
The flat falls into Council tax B Band which equates to £1287.60pa
With a 25% discount = £965.70pa / £80.48pcm - which would be expected by to be paid by the housemate
As you can see this does mean the council tax would be slightly more than if you were living with a non student in the same flat i.e. £1287.60 between 2 people = £643.80pa / £53.65pcm

PLEASE NOTE
The room becomes available mid September and I will be holding viewings between now and then. On both occasions of listing the flat I have had a large amount of interest and felt it was only fair to allow everyone who'd expressed an interest in the room to view the property before I made a decision on whom to offer the room to. I must stress, I will not offer the room to anyone who I have not met - I'm looking for a person to live with - not just rent a room to!
