Occupants of the Coal House will have exclusive use of the entire unit space and their own private outside seating area.
From an original Georgian Coal house to a quaint and cosy Annexe- cottage: This part of the mansion house building was once used for coal storage, feeding the many vast inglenook fireplaces in the main house. Following a massive renovation project in 2006, every part of the house and its outbuildings (including the Coal House) were brought into the 21st century, however retained many of its stunning original features in accordance with conservation requirements.
The monthly rental price includes all utilities (electricity, super-fast fibre broadband, underfloor central heating and hot water). You will also have a private parking space allocated to you within the grounds of the Llancayo House estate. Occupants will however be directly liable for Council Tax for the unit as charged by Monmouthshire Council. References will be required for all tenants (e. g previous landlord, proof of salary on employer headed paper, up-to-date bank statement).
The Coal House is open plan and set over two levels, with exposed stone walls and the most incredible exposed rafters and oak kingpost truss to the vaulted ceiling above the whole space, with beautiful exposed oak trusses above the open mezzanine bedroom area. The bedroom is accessed via a central wooden feature mid winder staircase, with open wooden balustrades and newel posts. The ground floor has a lovely open plan living room with a double sofa bed, and 55-inch Smart TV. In this very clever individually designed space there is also a dining table and 4 chairs, which can be set up if sitting at the table to eat is your preference. The kitchen is extensively equipped including integrated appliances, with an oven, hob, fridge, freezer, dishwasher, washing machine and lovely solid oak work tops. A bathroom with a separate step-in shower cubicle, and corner whirlpool bath, will create a wonderful relaxing experience for evenings in with the privacy and tranquillity of the open countryside.
The three stables and 5 acre paddock may also be available by separate negotiation.
A little history - in our grounds, the magnificent Lebanon Cedars and Wellington Fir trees were planted by Edward John Trelawny (13 November 1792 – 13 August 1881) who was a British biographer, novelist and adventurer and is best known for his friendship with the romantic poets Percy Bysshe Shelley and Lord Byron. You will be walking in the steps of some of the most influential people of their time with incredible, historical importance.
Location: We are situated in the Usk valley, 1.25 miles from 'Britain in Bloom' Usk with it's lovely shops, castle and restaurants and just over 8 miles from the historic market town of Abergavenny. It is also only 12 miles from Newport and 24 miles from Cardiff and Bristol.
