This is a first floor 2 bed maisonette in Horfield, Bristol. It will be let on an ASSURED SHORTHOLD TENANCY AGREEMENT, initially for 6 months, directly with the landlord.  The rent will be £925 per month, excluding all bills. The property is offered furnished but we will consider requests for unfurnished.

All start dates in March and April 2017 considered, with a preference for late March/early April.

PRIVATE ENTRANCE WAY

To the flat leading to a small downstairs utility area that houses a washing machine and a condenser tumble dryer. Stairs lead to the main living space. All rooms are off a large hallway, which has a telephone socket and small storage cupboard.

KITCHEN

Overlooking the garden the kitchen has plenty of storage with modern white units, all in good condition, and a built in pantry. There is a free-standing electric cooker, fridge, freezer, space for a dishwasher (not provided). Basic kitchen utensils and crockery are all provided.

BATHROOM

The bathroom was completely refurbished in March 2009 and a new shower and sink installed in the last 18 months. It comprises of a white suite: toilet; sink with storage underneath; large shower-bath with rounded end and shower screen; top quality electric shower. The tiles are white with just a small black border.

BEDROOM ONE

This bedroom is very spacious though the smaller of the two. Double bed can be provided or the room can be used to suit tenants.

BEDROOM TWO

This room is very spacious. Comfortably holds king size bed, desk, chest of drawers and built in wardrobe. Again, there is space for additional furniture if required.

LIVING ROOM

This large living room has a bookcase, tv stand, dining table for 4 and a sofa will be provided if desired. There is a gas fire with back boiler for the central heating and an airing cupboard with the hot water tank. Tenants are able to arrange for the phone line and internet to be connected at their own expense.

GARDEN

There is a garden area to the rear with a shed for bike storage, which contains gardening tools.

PARKING

There is always plenty of parking on the road.

GENERAL

The flat has UPVC double-glazed windows throughout. New flooring was fitted to the hall, landing, stairs, kitchen and bathroom September 2009. All of the rooms are painted white to meet the requirements of most tenants. They are light and airy and each contains a radiator.
