Located in a leafy, tree lined road 2  mins walk from Hillyfields open space,  in the Brockley Conservation area (TFL zone 2),  although this property has the appearance of a Victorian conversion, it was actually purpose built as 2 self contained flats in 1956 or so, in a Victorian style in keeping with the other properties in the road.  Therefore this lovely ground floor flat has its own front door and shares no shared interior space with flat upstairs, which also has its own front door.  

Please note we don't have allocated parking space but the flat is in a quiet road with no parking restrictions and very little passing traffic and it is normally very easy to find parking space within a few meters of the flat.

We also own the flat upstairs and are keen to maintain good relationships between both sets of occupants
The flat has its own private section of gravelled, easy maintenance sunny garden, surrounded by trees.  This lovely little suntrap private space, which is great for summer BBQs or just catching the rays, is accessed from patio doors from one of the bedrooms (although this room could be used as an office or dining room) 

We are looking for tenants who are respectful and wish to live in harmony with their neighbours; the tenant of the upper flat is quiet and respectful of downstairs neighbours and we'd like similar people for the downstairs flat.   People with a 'party lifestyle' are unlikely to be compatible with our neighbours.  We are looking for a couple or a maximum of 2 sharers and after a first term rental term of 6 months (to ensure everyone is happy with the tenancy) we'd be happy to extend the tenancy with a view to long term tenants.  

Transport and Local Amenities
  • Brockley is a great area,  arty and buzzy; for professionals you'll be pleased to hear there are fantastic transport links to London and Kent;  and we have 4 local stations:  
  • Brockley  - 8 min walk - direct tube links to Hoxton & Shoreditch, plus easy access to Docklands, 02 Arena, Greenwich and Central London
  • Crofton Park -  8 min walk - Thameslink trains to London & Sevenoaks)
  • Ladywell -  12 min walk London, Lewisham, Catford Beckenham  and Hayes Kent 
  • Lewisham - 17-20 min walk (mainline to London, New Cross and DLR for Canning Town, Greenwich etc).
   
  • Ample local bus routes.   Buses: 122, 171, 172, 484 bus services within 2 min walk, also serving local stations, Lewisham etc if you don't want to walk it.
  • Walking distance to excellent pubs, bars, restaurants and 2 mins walk from Hillyfields Open Space and Prendergast Girls School.  Half hour to Greenwich and riverside bars, walks, park etc... 

A burglar alarm is fitted, current tenants do not use it; we believe it still functions but tenants are welcome to have it serviced/maintained at their own cost if they wish to use it.

Windows all have extra security locks.  Door has double chubb lock plus a coded door entry for extra security (and preventing accidentally locking yourself out whilst putting the rubbish out).  There is also a door entry intercom so you can vet callers before answering the door.  

Tenant references will be taken up before a tenancy is agreed: likely cost of no more than £30 to prospective tenants

Security Deposit of 6 weeks rent will be held in the Deposit Protection Scheme
