A beautiful, bright, modern & spacious private studio room for a SINGLE person only with mini cooker and hob, fridge, microwave, dining facilities and a private bathroom, located in a tranquil street with no through traffic, just minutes walk from Brighton College, Kemptown, Queens Park, the Royal Sussex County Hospital & the beach.

The room is on the second floor of our house in a good sized, purposely converted loft space and has a double bed, large wardrobe with drawer storage, side table, 24 inch TV with freeview channels, DVD / CD player, a super silent fridge, kettle, toast, egg and bean maker complete with everything you need for breakfast and snacks including plates, cutlery etc. 

The room is fully equipped with blackout blinds for a perfect night's sleep. All linen and towels are included, and the price is fully inclusive of all bills.

Weekly cleaning of the room is also included.

There is a compact private bathroom for guest use only with a powerful and hot shower, loo, sink and storage area. 

Please note that being on the top floor means this room is not suitable for people with mobility problems.

The only room available to guests in the studio loft room (pictured) - we work at home so the rest of the house remains private, however guests are welcome to use the washing machine and dryer, located near the front door in a utility area.

I am happy to explain the local area to guests and offer suggestions on places to visit in Brighton and Hove as well as secret local beauty spots including the best viewpoint in Brighton just minutes away.

As the rest of the house is restricted do just give us a quick call if you need anything. Our super-quiet street is in a very friendly community in a sought-after area known as Bakers Bottom, between Kemptown and Queens Park. We have a fantastic local pub about 2 minutes walk away which regularly has great bands and other free live entertainment. Kemptown village with quirky and unique shops, boutiques, bars and restaurants is approx 7 mins walk away and the beautiful Queens Park and tennis courts around 4 minutes walk. Craven Woods are directly behind the house: a little known area of woodland with breathtaking views at the peak across the entire coastline, including Brighton, Hove, Shoreham, Rottingdean and beyond. A great picnic spot and a good base for further exploring Sussex on foot.

We are 1 minute walk from the local bus stop (no 2) and 5 mins to the main bus route outside Brighton College (7, 14b, 14c, 27 and nightbus N7 to and from Brighton station), 10 minutes to the beach, 20 mins walk to Brighton train station and town centre. Free parking is available outside the house every day EXCEPT from 10-11am and 2-3pm Mon - Sat, and all day parking about 2-3 minutes walk away.

We have three very friendly dogs, a lurcher, boxer cross and mini pug. They do not have access to the guest room however you may encounter them when coming and going. We vacuum using a powerful pet-hoover however even so, you may come across the odd dog hair - clearly this means the space is not suitable for anyone with a pet hair allergy.

This is our home and our bedroom is directly underneath the guest room. Please bear this in mind when making noise, using the TV/CD player etc.
Front door must be properly closed at all times.
Please take shoes off at front door.
Let us know IMMEDIATELY about any problem spillages - cleaning equipment is located in the bathroom cupboard inc vanish for the carpets.
No smoking in room but outside the front of the house is ok.
