Two to Three Bed House with a Garden in Lancaster
If you are looking to rent a two to three bedroom house with a garden in Central Lancaster (Freehold area), this may be the right place for you.

It is a lovely part-furnished terrace house in good condition and decorative order available to rent from mid December 2016. It is suitable for two people sharing (possibly three), or a small family. There is a double bedroom, a single bedroom and an attic bedroom. The attic has restricted headroom.

The rent is for the whole house and is not available to rent by the room. This means that you will be responsible for bills such as Council Tax and energy bills.

The house has gas central heating (Combi boiler) and an open fire in the front living room. It is Council Tax Band A. The house has a Gas Safety Check & Electricity Safety check and carbon monoxide detectors.

My main requirements are that you pay the rent on time, that you look after the house and garden and that you are respectful of the neighbours. Also, I would prefer it if you want to stay for at least a year or two. Ideally you will either be mature students or be working. I will require references, a deposit and I provide a contract.

Local services include corner shops, a chemist, pubs, takeaways and the Gregson Community Centre. It is only a short walk to the City Centre, Lancaster Canal and Williamson Park. There is a bus stop near the house.

At the front of the house there is a small front garden and a Yorkstone path leading to the front door. There is a small porch with coat hooks, a quarry tiled floor and a recessed doormat.

The front living room is lovely and bright (as is the whole house). It has a stripped pine floor, a wooden curtain pole, curtains and plenty of shelves to both alcoves.

There is a kitchen / dining room at the back of the house. There are plenty of cupboards, a gas cooker and a view of the back garden. It has a laminate floor. There is also a small utility room with a 'breakfast bar' overlooking the garden. There is plumbing for a washing machine. Stone stairs lead down from the kitchen to the cellar which is reasonably dry and has a window to the front of the house. There are wall lights and a central heating radiator. It has a laminate floor. This room could be used as a games room or for storage.

The garden is about 100 foot long and has a small lawn, trees and hedges. It is quite private. There is a big shed at the bottom of the garden.

On the first floor, there is a double bedroom to the front. This room has a natural colour wool carpet, a wooden curtain pole with cream cotton curtains and a blind. There is a fitted wall mirror.

The bathroom is completely tiled in white and blue tiles. There is a bath with an electric shower, a fitted shower screen. There is a white sink & wc. The floor is lino.

There is a single bedroom / office to the back of the house with views to the Lake District hills.

The attic is converted to Building regulations. From here you can see the castle and watch the sunset over Lancaster :-)
