top floor room covers the entire top floor, has bed, wardrobe, drawers, a desk, chair, sofa(fold-out futon) and plenty of space!
the room is newly painted and brand new carpets, giving it a fresh new look. 
the house has a brand new boiler and heating system meaning the bills should be quite low. 
the main bathroom is shared with one other tenant.
there is a garden and on-street parking.

we are located on daniel hill near crookesmoor, walkley and upperthorpe. 3 nice parks within a 2-minute walk.
female-friendly (and unisex) gym and swimming pool at the end of the street along with various shops, takeaways, health centre and library. also very close to bus and tram links. the ponderosa park and large tesco superstore are a 2-minute walk away. 
the university (su and ic) is about a 10-15 minute walk from the house.
the rest of the house is lovely, with a large kitchen/dining room, large (newly painted) living room with original beautiful wooden floors. the broadband is virgin media fibre-optic (pretty fast).

i am the live-in postgraduate student landlord, which means that you won't have to deal with any estate agents or other middlemen, everything goes straight through me! which means no un-necessary fees and a landlord who really cares about the quality of the property, because i live here too!
