Until two weeks ago we lived in this flat ourselves, which was our first home we bought two years ago. We completely renovated it before moving in, spending over £30k inside & out making it comfortable, modern and clean for ourselves, as we thought we'd be living there for five years at least. However, we were lucky enough to be able to buy a house much sooner than we expected, and so we now have our great former home available for the right tenant.

Inside it has all new carpets, all new electrics, all new plumbing, a new open-plan kitchen/lounge with solid wood worktop, built-in/integrated fridge + dishwasher + electric oven + bin, a gas hob, and a new combi-boiler that gives hot water on demand. There is a washing machine and a freezer discreetly positioned in a cupboard in the hallway. It is also has a wired alarm, for extra security.

The flat is 50sqm in size. The majority is set on the 1st floor of what used to be a two-storey house, and it has its own front door and small hallway on the ground floor. There is about another 35 to 40 sqm of space in the loft, but this would strictly be for storage only! The main bedroom is a good size, but the second bedroom is quite small. The flat would therefore be a good size for an individual, or a couple either with no children or just one young child, but would probably not be suitable for two adults sharing. I was using the 2nd bedroom as my office, and there is a telephone socket which can be used to provide broadband to the flat, and my custom-built floating oak desk is still there (in case it's wanted; can be removed and the walls made good if not wanted).

Outside there is a large private lockable garden at the rear with outdoor power sockets, which contains a lawn, sandstone paving, a log cabin (4m x 3m) with power and lighting, and a shed. It is approximately 80sqm in size. There is also a newly laid neat surface of decorative green stones at the front, which is owned with the flat. In theory, this would be a driveway for one large car or two medium ones, but due to extraordinary delays regarding work needed from the council it is not currently in use. I am expecting it to be usable in eight to twelve weeks, and can show council emails to support that opinion, but I cannot guarantee it and so you must not take it for granted. In any event, there is absolutely free parking for a large area all around the flat.  

It's a quiet and peaceful area, with allotments behind the garden, but is within walking distance of the main drags of both Palmers Green and Winchmore Hill with lots of different shops, banks, and supermarkets. Palmers Green and Winchmore Hill stations are both walkable in 15 minutes, and 3 minutes away is a bus stop that takes you to Wood Green on the Piccadilly line in 10 to 25 minutes depending on traffic.

We're keeping this flat long-term (at least 20 years) as our pension, and so the ideal tenants for us would be reliable and stable people who want a long-term home that they can furnish how they wish, and who would appreciate, enjoy and help to look after all the hard work and money we've invested in the flat. Initially it would be a 12 month rental, so we can get to know each other, but after that if both parties are happy with the arrangement then we would be willing to provide a longer tenancy for your peace of mind.

We are willing to consider small pets, but for the avoidance of doubt nobody with a dog that weighs more than about 8kg should apply. Smokers are okay if they promise not to smoke in the flat itself.
