Petite two bed flat in ahistoric cobbled mews development, full of character (it's often used as alocation for movies/music videos, including Amy Winehouse's 'Back to Black' andthe Kray Twins Movie with Tom Hardy!) and with a great community vibe(includingits own Facebook group!)

Gibson Gardens is situated a moment's walk from the lovely StokeNewington Church Street, lessthan 5 minutes' walk from Stoke Newington overground station, and walkingdistance from Clissold Park.

There is a bus stop right outside the flat, which provides easyaccess to Dalston/ Shoreditch/ Angel/ KingsCross/ Euston/ Liverpool St etc.

Please note that the two bedrooms are both small (Bedroom 1 is 3.9 x 2m or 12'8" x 6' 9", and Bedroom 2 is 2.4 x 2.34m or 7'10" x 7' 9")- we don't want you to try and con you into thinking our cosy little home ismuch bigger than it is in reality :)

The second bedroom currently has a single bed in it, as ourexisting tenants have a kid, but you can fit a small double bed inthere, or have it set up as a study/guest room, with a desk/chair and sofabed….and we’re happy toreconfigure the furniture as per tenants’needs (within reason!) For example,adding adining table and chairs (the current tenant asked for this to be removed) and/or removing items if you have your own stuff you'd like to use.

Stoke Newington has a lovely bohemian, villagey feel - there areenough cafes/bars/pubs/restaurants/boutiques at your doorstep that you couldprobably visit a different place every day for a year and not run out oflocations to explore! It’s particularly well known for fantastic Turkish food.

There's a lovely fishmongers, greengrocers and several butchers nearby, butalso a massive Sainsburys (one of the UK's main supermarkets) 10 minutes' busjourney away in Dalston, and a 'Sainsbury's local' (mini version) within 5minutes' walk.

Note that you will have access to a shared courtyard out the back (withwashing lines), which has just been spruced up by the neighbours (I can pingover some photos if you’re interested!) and communal areas, where neighboursoften host BBQs in the summer.

You will be dealing directly with the landlords,Laura and Masud – we work inthe international charity sector, and have rented out the flat for the past 18months as we’ve been living abroad for work. We’re now back in the UK, butrelocating to Oxford as Masud has landed a new job with Oxfam! But Laura’sparents are based in London, and will be on hand to deal with any urgent issuesarising.

We expect 1 months' rent as deposit (to be put in a depositprotection scheme); the building service charge is included in the rent, butbills are excluded (internet, water, gas/electricity, council tax).

As you’re dealing directly with the landlords, the only upfrontfees will be £20 per tenant for referencing via OpenRent.

We are looking for tenants who can commit to a 12 month lease (but will consider 9 month minimum term, depending on circumstances) and will look after our lovely home!
