The property is conveniently located on (Rugby Road, Dagenham) and is three minutes walk to Becontree tube station which has a direct route to Upminster or Ealing Broadway.

Outside the tube station is a bus stop serving route number 145 & 62. The 145 takes you to (Dagenham Asda or Leytonstone Station and the 62 from Marks Gate to Barking).

If you have a vehicle you will have to get a permit due to the location of the property being close proximity to the station. However, the CPZ ends approx 100 yards from the property enabling free parking.

The time restrictions in this CPZ are from Mon – Friday (08:30 – 17:30). Parking is free on Saturdays & Sundays.

The property is located in an area with very friendly and homely neighbours, some of whom have been there for years. At each end of the road; there are two beautiful parks and local shops all within a very short walking distance. The property is situated in an excellent catchment area for infant/ junior/senior schools.

I can provide furniture if required or you can bring your own hence why I have left it unfurnished . The kitchen has a fridge, cooker and washing machine. The property has two boilers, one for heating and one for water and the roof is very well insulated.

The rent is £1200 a month - one month's deposit & one month in advance rent will be required to start the process - payment via direct debit only. Your deposit will be registered with the Deposit Protection Scheme in accordance with UK law. I will accept housing benefit TOP up but ideally want working professionals to rent the property and make it their home. Water, Gas, Electric and council tax are excluded from the rent.

Non- smokers, pets or drugs in the house, tenants found to smoking,taking drugs or having pets in the house will be in breach of their agreement and will have their tenancy terminated.

References from your previous landlord, job references, together with three months bank statements & three months pay slips will be required for each tenant. Please note: By law I have to check your passport/ID if you originate from overseas to verify you have the right to stay in the UK and work, sorry !
