Room in a Shared Flat, Scotland Street, S3

I am about to come to the end of my 1st year of studying medicine. I bought my flat last summer and have rented a room out over the last academic year - my current tenant graduates this summer and so now I am looking for someone to rent the room from September 2016. I am a 28 year old gay guy who is outgoing and friendly. I'm looking for another likeminded students/professionals. I must stress, the flat is my home, and is definitely not a typical student flat - I'm not looking for wild partying 18 year olds! The flat is centrally located, just off West Street with super balcony views, close to Tesco's and Sheffield's main shopping areas. Since moving in I've decorated the whole flat so everything is new. There is a dishwasher, washing machine and dryer, large fridge freezer, microwave, huge plasma TV and DVD player etc. Things like plates, cutlery, pots and pans are all mine and are there to be used by the tenant. 

The room available for rent is the master double bedroom ensuite. The room has a desk, large wardrobe and storage space, ottoman bed (masses of storage underneath) and bookcase. It can also come with a parking space. Current rent includes wifi, tv, electric, water - everything basically. 12 month contract minimum. Non smokers only. No pets.
