I am looking for 4 professionals form one single group to share a four bed room flat in Redland 

I am looking to form a new group of lodgers starting from the 1st of July 2016 until the 30th June 2017, (Flexible move in time, existing lodgers are welcome to apply for a new contract). This is an opportunity to share a spacious (over 150 square meters) maisonette with a group of well educated professionals in a secure and peaceful area of Redland. The property will be managed by an experience qualified housing manager.

The property is located on Redland Road, close to Cambridge park (BS6), and is well suited to individuals who enjoy peace and privacy. It is a period property featuring high ceilings and newly refurbished sash windows, with the added benefit of free on street parking in front of the house, in addition to on the surrounding streets. The property is also ideally located for public transport access, with a number of bus stops in the vicinity.

The property has gas central heating throughout, and the boiler is serviced annually. Furthermore, the property is covered by a 24 hour central heating breakdown service to immediately cover any repairs that may occur.

A spacious kitchen and dining area offers a gas cooker, two fridges, one freezer, a washing machine and plenty of cupboard storage. Cooking utensils and cutlery are provided.

The main bathroom features a combined shower bath, and will have new tile installed before July 2016. In addition to the main bathroom, there is also a separate toilet.

Guidelines:

There is a minimum 12 month contract which may be renewed for up to 3 years

The group should consist of either:
Four single well educated/graduate professionals in full time employment

Or

Two couples and one single person, all in full time employment.

In addition to the rent for each room, lodgers will be required to pay for the following services:
Gas
Electricity
Water
Internet and line rental
Council tax - currently £1,660/annum

This bill will be split equally per person.

All rooms will require a deposit of 1 month’s rent. Please be aware that as you will be a lodger or licensee, your deposit is not suitable for the tenant deposit scheme.

5. Strictly no smokers, including e-cigarettes or outdoor smokers.

6. No pets

Please note that all prospective lodgers will be required to provide a recent payslip, proof of identity (Passport of driving license) and a reference from your previous landlord.


Rooms:

Room 1: A spacious double bedroom (30 sq. meters) with the added benefit of a sink inside the bedroom. It is suitable for couples, and will be provided semi-furnished so you are welcome to bring your favourite furniture if you wish. This room is £650/month for a single person, £700/month for a couple.

Room 2: Located next to the kitchen, this is another semi-furnished double bedroom (25 sq meters). Suited to couples, it is available for £630/month for an individual, £700/month for a couple.

Room 3: At the back of the property overlooking the garden, this room currently has a single bed with an extra fold out guest bed. Lodgers are welcome to bring their own double bed if they wish. The room is available for £550/month for one individual.

Room 4: The sole room on the top floor of the maisonette, this room is furnished with a double bed and also has a sink in the bedroom. It is available for £550/month.


Current availability:

Room 3 is available immediately until the end of June 2016 at a rate of £650/month including all bills. Lodgers may renew the contract for a further 12 months at the end of June 2016.

Room 2 will be available from the 7th March 2016 until the end of June 2016 at the rate of £700/month for an individual, £800/month for a couple including all bills. Lodgers may then renew the contract for a further 12 months at the end of June 2016.
