Satisfied Landlord again

I've used Open Rent several times and I find it fast and efficient. The add-ons are good value like gas / electric cert

I choose to use a different deposit scheme than the OR one which is an option

First time using openrent not…

First time using openrent not impressed,5 days ago asked for a viewing from landlord,no reply at all.Openrent chased up landlord twice still no reply house still on market!
Poor service,back to using letting agents at least you get face to face folk to talk to.

I have rented my flat with Open Rent…

I have rented my flat with OpenRent for the third time. I found it very easy and enjoyable and saving lots of money in the process. A high street estate agent wanted me to pay over £1600 for their services, and that’s every year while OpenRent charged me £69 plus £20 for credit check for every tenant if needed. With prices like these you can’t go wrong. Thanks OpenRent

We found a property through OpenRent…

We found a property through OpenRent and the landlord arrenged a viewing and we agreed to lease the flat.
So he asked for £900 deposit and sent us the agreement. We received and returned the signed agreement with our passport copies. He was pushing us to pay 6 months rents on the same day which it was bank holiday. Then he emailed us back and cancelled everything and we asked for our deposits and he never replied us.The property Called Albany Mansions, London SW11
They have adverted in Righmove too.
It so scary how people trying to take an advantage of situation. The landlord is very unreasonable and is a big scammer

Trust pilot needs to stop giving 24…

Open Rent needs to stop giving 24 hour deadline to respond to confirming letting status. Once a status respond had been given this should be adequate. I have put my property on hold and given a status update...no acknowledgement..to receive another update request less than a week...further more advising a 24 hour deadline otherwise my listing will be removed...unacceptable..get resl and provide a service....convient rather than a reply they respond by saving they never received my communication..sad really step up..

Surefire way to generate interest

Simple and effective way of generating leads. Features like 'pause' allow taking a break to deal with enquiries. As an experienced landlord I prefer to handle the lease and referencing myself but did pay the fee to syndicate to Rightmove etc. when the first wave of enquiries didn't lead to an agreement.

Efficient and polite

In a world where you have to talk to uncaring and unknowing bots online, it was nice to be messaging real people who answered queries so quickly. This is a very well-organised and efficient organisation

***This is not a reflection on Open…

***This is not a reflection on Open Rent as a company***

I would like to bring to the attention of all the landlords who have had EICRs done on their properties by a company called the EICR shop.

Mike Davy the director of the EICR shop continuously doesn’t pay his contractors that attend Open Rent properties to carry out EICRs. All he does is lie and avoid emails and calls.

I would urge anyone who is booked in by this company to please refrain from using them. I’m owed, like many others, wages for works carried out.

Mike sometimes hides behind his daughter’s name (I’m not sure what type of father would do this) as he has a lot of contractors he owes money to. He states to work from London but they are actually based in Portsmouth. They formally operated under the name TICS global and if you search him on companies house he has had around 30 previous companies. I would urge any landlord to check the reviews on trust pilot from the EICR Shop and TICS global this will make interesting reading. I would seriously urge any landlord to think carefully before using this type of individual for any work at all. The EICR shop claims to be NICEIC registered. This is also not true as I have checked this with the NICEIC, and neither EICR shop or TICS are NICEIC registered

I’ve advised all other contractors that he owes money to, to finally bring this to open rents attention of the type of contractor they are unwittingly involved with. I suspect open rent will have lots more reviews regarding the EICR shop coming their way. I know Open Rent would not appreciate this all over there trust pilot. Mike told me to remove the review and he would pay me. I have the emails to prove this but again this was a lie

There are many other good honest contractors who actually pay staff out there that you can use.

I would also urge all contractors he’s not paid to report him on indeed as a scam so he cant keep advertising for new workers to rip off, and also let his main contractors open rent and stripe aware of his dealings.

Mike shouldn’t be allowed to run a business. He only replied to me once he seen the review I was going to put up on trust pilot with one of his main contractors in open rent.

Email from Mike from last week below. Yet more lies after giving me his word!

He was already paid for the work that was done back in March, yet he’s not paid his sub contractor.

A Disappointing and Wasted Experience

I'm really frustrated with my first experience using Openrent to list my flat. As a genuine landlord, I've only had 18 enquiries in 3 weeks, and 90% of them turned out to be rent-to-rent scammers. Out of those, only one real tenant showed up, and the other didn't bother. I even had a friend click on the ad on Rightmove and Zoopla, but couldn't get in touch with me that way. I paid £69 for nothing and wasted 3 weeks of my time. They won't even refund the money. Now, I have to use a high street agent, but at least they won't charge me if they can't rent the flat out.
Definitely the first and last time using Openrent.

Must Use - OpenRent Adverising Platform

We have found advertising with OpenRent is simple and extremely effective in sourcing suitable tenants for our properties. We have recently found tenants for 2 of our properties via OpenRent and will be using them again for our other currently empty properties. The advertising of our properties across the most popular platforms and the referencing of potential tenants are both very useful and decisive in promoting our properties and finding suitable tenants quickly and speedily.
