We are proud to offer 2 rooms in a 3 bed 1 bathroom (in an ideally) female house-share in a lovely area on the outskirts of Leeds with good transport link. Rooms available for short or long-term lodging.

Viewing highly recommended.

Looking for:

• Working professionals or mature students; twenties to thirties who have similar interests & like to hang out, have a laugh and one housemate likes a drink here & there! Big into eco-products, wellbeing, recycling/reuse, growing own herbs, fruit & veg and food composting.

• Housemates already settled are both pretty new back to Leeds (lived here separately ten years ago and have come back to different situations and vibes) so whether you’re new to Leeds or just looking for a new home - this lovely, welcoming place could be the right for you.

🇬🇧 House

•  Bedrooms - big bedroom has built in wardrobes with loads of hanging space (enough for two people), shelves and a huge mirror, storage space under the bed, floor space for whatever you thing is and more room for long-term storage in the loft. The room is the ‘master’ and built for two people, it’s double the size of the other room so would only really suit a single with plenty of items to fill or someone who can afford the space as a single housemate.

•  Smaller room has a single bed at the mo, there has been a small double in there before (turned the other way) if preferred. The room consists of two big under bed draws, wall shelves, stair bulkhead (good as a tv stand, for record player, jewellery. Makeup etc); and outside the room there is a wardrobe with hanging space & shelves for clothes. It is half the size of the other room  available with a single bed hence the price difference.

•  Bathroom - instant hot water through electric shower, bath or basin. Recently installed new loo, baskets for items and small mirrored cupboard above sink.

• Living room - dining table, work space, sofa with bed, creative or exercise space.

• Garden with grass, trees & patios - great for summer BBQs, gatherings, reading, sunbathing, smoking… whatever’s your thing. Currently being completely landscaped ready for summer onwards!

• New clothes washer/ dryer combi machine, two clothes horses and outside washing line for sunny days.

•  Travel - free on street parking; 5 mins walk to bus stops number 50/50a, 27; Horsforth train station is 10/15 mins walk; 10 mins drive to Leeds Brad. Airport.

✨ Housemates

• Two females (with no kids or fellas!) currently live at 22 K.G.R, both have their own things going on and would love to live with people in a similar position. Especially people who are also looking to be friends.

• One qualified teacher who moved into media (videography, radio DJ/curator/interviewers) alongside yoga teacher training & hobbies of music playing & art, philosophy and more forms of sport/excercise.

• Another housemate works in hospitality, is a musician (harp & fiddle), loves to write, read and listen to podcasts.

• Both love good vibes, positive convos, open to discussions and convos about all sorts (even if perspectives/views vary!) and are interested in living with people who are on a similar level or path.

👉 Bills - three options:

1) Pay fixed bill price each month with rent for; gas, electric. water (variable utilities) and internet, tv licence, council tax  band B, cleaning & products, gardening, loo roll (none variable utilities) = £248.44

2) Pay variable bills as they come in via split bill app* & pay non-variable bills (council tax £54pp, internet £10pm, tv licence £13.25, cleaning/garden £50 = £127.25) with room/shared space cost. This is based on 3 people sharing.

3) Option 1 or 2 but excluding cleaning & gardening fees. This is only possible if you are happy to do your fair share like the current housemates! Otherwise, there’s a charge for your contribution to be outsourced.

• The home has a spare room, so if in agreement there’s potential for another housemate for more company and to bring down the fixed utilities, but of course the variable bills will go up slightly.

• The contract is a house share / lodging agreement rolling after the agreed initial length of stay.

• There will be a reference check (paid for by landlord) and deposit (half of a month’s rent secured with the DPS).

* FYI for option 2 variable bills - electric & gas has been roughly £103.33 pp over winter for 3 people and water bill is quarterly, usually coming in between £70-£150 which comes to between £24 - £50pp pm.
